Scope of work

What an after builders clean covers

A post-construction clean on a newly handed over unit runs the same way. The difference is how much soiling there is, not how the work is done.

Main clean

  • Dust off ceilings, walls and every surface
  • Vacuuming and washing floors, corners and under radiators included
  • Removing leftover mortar, plaster, adhesive and silicone
  • Taking off protective film, tape and stickers

Detail clean

  • Windows, frames and sills, inside and out
  • Grout, taps, shower enclosures and sanitaryware
  • Sockets, switches, radiators and vent covers
  • Doors, frames, handles and skirting

What the builders left

  • Rubble sacks left on the landing or in the rooms
  • Material packaging, cardboard and sheeting
  • Offcuts of laminate, skirting, board and insulation
  • Haulage and handover of waste for disposal

We do not come in before the building work is finished, because the dust will settle again and the work is wasted. We do not do touch-up painting, repairs or floor sanding.

Why this is not ordinary cleaning

Dust from sanding filler and breaking out masonry is finer than household dust. It hangs in the air for hours and gets everywhere: into window runners, into sockets, into vent covers, between skirting boards. An ordinary vacuum does not so much collect it as blow it back around the room.

That is why the work goes in two passes. The first is the main clean: the bulk of the dust and debris comes off, working from the ceiling down. Then the dust is given time to settle and we come back for the detail clean, which is where windows, grout, taps and the small fittings get done. A single pass always leaves streaks on the glass and a film on the sills, and that is the most common cause of complaints on this job.

Who takes away the rubble that is left

A standard post-renovation clean usually does not include hauling away rubble and larger building waste. The builders leave the sacks on the landing or in a room, the cleaning firm will not touch them because it is outside their scope, and the owner ends up calling a third company just to collect ten sacks.

Here that is the same phone call. Carrying it out, hauling it away and handing the waste over for disposal happen alongside the clean, because we are on site anyway and we have the means to move it anyway.
